Compass was contracted by Toronto Metropolitan University to complete extensive interior and exterior renovations. The overall renovation was comprised of several distinct parts completed in multiple phases.

 

The project scope included major interior demolition and the refit of the building to house classrooms, meeting spaces, administrative offices, a retail campus bookstore, shipping / receiving / warehousing spaces as well as washrooms and other support areas. A new entrance lobby complete with site upgrades and barrier free accessibility renovations was constructed and an entire mechanical and electrical system was upgraded to accommodate the new educational uses.

 

While the construction scope itself was extensive, there were two primary project challenges: an extremely compressed construction schedule and the client was committed to achieving LEED Gold certification.

 

The Compass project team went to extraordinary lengths to ensure that almost $3,000,000 worth of renovation work was completed in approximately 3 months. The remaining work was completed in phases over the next 3 to 4 months while keeping the occupied spaces operational. The highly compressed construction schedule meant that extraordinary measures were necessary to ensure project success all the while adhering to LEED documentation requirements.

 

Toronto Metropolitan University relied heavily on Compass to provide leadership on issues of constructability, phasing, material and equipment specifications to meet the schedule milestones. In addition, Compass dedicated a full time LEED coordinator to establish a plan of action, to implement and monitor the plan and to serve as an educational resource for the sub-trades.
